DESIGN AND CONSTRUCTION OF
HEAD QUARTERS BUILDING AT AL ANSAB
SYNOPSIS OF TERMS OF REFERENCE/SCOPE OF WORK

Oman Wastewater Services Company S.A.O.C
(CLIENT) is a government owned entity
engaged in building and operating
world-class wastewater systems in Muscat.
The large scale projects consist of building
and operating wastewater networks, pumping
stations and sewage treatment plants. The
projects have significant health,
environment, social and economic benefits.
CLIENT wishes to construct a new four-storey
office building of 5200 m2 (approximately)
built up area of structural steel members at
Al Ansab. The building shall house
partitioned offices, facility for staff such
as refreshment room, toilets, prayer room,
library, recreation room, stores for office
equipment, stationary and files and records
etc. typical of an office building. The
architectural detail drawings of the
proposed building are attached.
The building shall be made of steel
structure, standard material for finishes,
fireproof gypsum partitions, medium type
porcelain flooring, two elevators,
centralized air-conditioning system etc.
For calculating the design load, tenderers
may note that the building is intended to be
used for office purposes with office related
equipments and staff movement and shall not
be used for storage of any heavy equipment
in the upper floors.
2.0
TIME FRAME
The building is to be completed on fast
track basis to be handed over to CLIENT
ready for occupation, within 305 days (See
appendix to the Form of Tender)
3.0
DESIGN RESPONSIBILITIES
The successful Tenderer shall carry out the
design of steel structure with all required
sub-structure and super-structure
facilities. However, the design shall be
verified by the Client through a Consultant
for compliance and contractor shall include
in his price for any changes suggested by
the Consultant. Approved design shall be
followed by detailed shop drawings.

Design to be based on latest BS Code or
American Codes of practice.
The successful Tenderer shall carry out the
design of a centralized air conditioning
system for the whole building. This shall
comprise of chilled water system supplied
from the Chiller compound (shown in the site
plan), fan coils to supply cool air to
various areas as shown in the architectural
drawings. The fan coils shall be placed in
the corridor false ceiling to limit noise in
the floors. The successful Tenderer shall
amend all the electrical drawings to suit
the above air conditioning system.
4.0
SCOPE OF WORK
The scope of work includes structural
design, fabricate, construct and handover to
CLIENT all complete as detailed below and as
per the architectural drawings attached and
in accordance with the specifications:

structure of at least 1300 m2 (
approximately) each floor, with column,
beam, standard joist, galvanized steel
decking sheet profile etc., all complete for
the entire building (3-storeys).

Roof panels including coping, trims etc.

Drainage & Plumbing
Concealed plumbing and sanitary fittings and
accessories including pipes and fixtures.

False Ceiling
Metal concealed grid false ceiling.

Electrical, Telecommunications, Fire
fighting & Air-Conditioning
4.1.8
External works around the Building
All external Works around the building
excluding the Car Park (by others) shall be
constructed in accordance with the
Architectural drawings and specifications.
5.0
External Services
Provisional sum is included in the contract
for external services such as water supply,
sewerage and drainage connection, power
supply and telecommunication.
6.0
Furniture and fixtures
Provisional sum is included in the contract
for furniture & fixtures.
